Medium expectations were met
We picked this hotel for the central location. We had no expectations that this would be a luxury hotel. The beach right outside offers free umbrellas and chairs for guests and the folks who run the kiosk are extremely nice. The pool is tiny but the pool bar is awesome. The breakfast buffet is extremely limited for the price. There are other options across the street. The Sunday brunch was $120 for 2 people. Not recommended. Housekeeping is every other day. Not a problem if you know that ahead of time. The bathrooms really need a facelift! The staff is extremely nice! You can rent a car on site. Convenient but spendy. Shout out to Wilson! Recommend west tower ocean facing or else you get street noise, leafy blowers and bar noise. Overall, if you understand this is not a luxury property and plan accordingly, you will not be disappointed. We liked this hotel. If you want luxury and quiet, head way up north to the Hapuna. We

Do not miss the mahi Reuben!
Awesome hotel centrally located in Kona. Loved the cultural connection and all the artwork. There’s so much to do on property, and loads to explore just steps away. If you’re in town just for the day and want a great place to hang out, this is it!! We had an al fresco lunch, overlooking their private bay, and it’s the quintessential spot with the authentic Hawaiian thatched hut and lush grounds framing the perfect beach. Back to lunch, I am still dreaming of the seared mahi Reuben. Yes, an unexpected yet brilliant island twist to a timeless classic. This creation was beyond delicious; I’m trying to replicate it until I can go back to Kona! Impressive!

Clean hotel. Lousy pool and bar.
Nice clean rooms with balconies. The elevators worked efficiently. The down side of this hotel is the small beach and pool. The bar is really expensive. Even during happy hour. An ABC store is on site. To buy drinks and food for the room.across the street . Many restaurants and tourists. Try quinns.

It could be great
It’s clean and quiet. The beach is very small and not private. You pay a resort fee, but it doesn’t really get you much-2 drinks, snorkel gear for an hour or two and a couple of chairs and an umbrella on the crowded beach if you’re early enough to snag it. They have a very nice property but they are underutilizing it. They are staffing the front desk in the oddest way. There were 3 people doing nothing at a couple of points and at peak times only two people with a huge line??? Two water bottles they want you to reuse, but there were 4 of us in our room for 5 nights. Not really sure how that was supposed to work. Luau on property was over priced but I will review that separately. ABC store connected to the hotel came in very handy. Coffee shop with Paradise pastries some days and terrific breakfast sandwiches made for a much better option than the over priced restaurant that we just didn’t have time for. The pool is alright. The design means getting wet if you’re in any lounge chair. To escape you must sit at the bar/restaurant and they are very good at policing the area to make sure you’re going to order but the service stunk. Flatbread pizzas were tasty.

Filthy and Mismanaged
This place was dirty. We entered the front lobby and the whole building smelled bad. The front desk staff had a bad attitude. We were told at check in that there would be no housekeeping during our four day stay. They have one man doing all the valet parking and bell hop service, with one luggage cart for the whole hotel, so be prepared to wait. This historic property is mismanaged and filthy. The lobby has the atmosphere of an airplane terminal. Our room was filthy. The faucets were crusted, the glass was smeared with fingerprints, and the mechanicals of the building rattled so loudly from a vent in the bathroom that we had to stuff it with a towel in order to sleep. The carpet was dirty. We got an "ocean view" room which had a view of the parking lot. A tiny glimpse of the ocean could be seen over the treetops. The grounds are dirty and there is no landscaping around the pool area. There are beds of rocks with cigarette butts and dirt around the walkways. The pool is dirty and looks uninviting. There was a blue barrel overflowing with garbage next to the pool/beach area that was swarming with flies and bees. The elevators were filthy, we didn't want to touch them. The restaurants looked like a truck stop. The pool is locked up with steel gates and you need your room key to get in, which felt like a prison. The pool towel hut was chaotic. We walked down to the small beach area and turned right around. This beach has sacred historic meaning for Hawaiians and it looked like a dump. The staff didn't seem to care about the place at all. We went out to a nice restaurant the night we checked in and I told the hostess we were in a filthy hotel. She said, "Is it the Marriott?" So it is known that this hotel is bad. So we contacted our travel agent and was able to switch our stay to the very nice Royal Kona Resort 3/4 mile down the road, which cost the same. We didn't spend 18 hours at the Courtyard.
